A completed application is required prior to scheduling a tour of the property. Some of our properties do not have an application fee and may require a Credit/Background check.
References are preferred, but in some cases may not required. We review all applications individually.
The first month's rent (in full) & security/damage deposit (in the same amount of one month’s rent) is due prior to move-in. Upon lease signing, the tenant shall sign a “Move-Out Cleaning List,” which states the property must be in the same condition at the time of move-out as it was at move-in for a full security deposit return.
In most cases, a one year lease will be required. The lease may be renewable after the initial period has expired by the tenant notifying the landlord in writing, no less than sixty (60) days prior to the termination of the current lease.
No Smoking Inside – No butts left outside - No Exceptions!!
A pet may be considered at some rental properties; with a one-time $300 non-refundable charge (this is not to cover any possible damages), rather a fee to have a pet occupy the property. There is often a per month additional charge for a pet.

We are seasoned landlords that care about our properties and strive to provide our tenants good, clean, comfortable and operable living spaces. In return, we expect tenants to take care of the property and pay rent on time.
ONLINE RESIDENT PORTAL
Tenant's are given access to their online tenant portal 24/7 so they may make payments (monthly auto pay is popular), view lease documents, communicate with the landlords & submit maintenance requests. Payments made by a draw from your bank account (using your bank routing & account number) are free. There is a charge to pay by credit card. Access to you full payment/accounting history at your fingertips.
